Home staging is the preparation of a private residence for sale in the real estate marketplace.
The purpose is to make a home appealing to the highest number of potential buyers , thereby , it will sell faster and for more money.

A house looks much more attractive to potential buyers when it’s decorated, furnished and free of clutter. Empty houses can be difficult to show because prospective buyers can’t always imagine what the house will look like once they move in and furnish it. A house that’s “staged” appropriately is more inviting and can increase the chances that it will sell.

WHAT I COULD DO

The first step  is to assess the needs of the homeowner. Many times, furnishings needs to be rearranged and the house decluttered. I usually use the  homeowners own decor and advise the owners what to pack up and put in storage. To show well, a home must be easy to navigate and free of personal mementos and pictures. Potential owners must be able to imagine themselves in the house and personal items can be a distraction. To that end, i can  take over and move furniture around, remove the clutter that homeowners have trouble parting with and create a pleasant environment to show prospective buyers.

I can use the homeowners’ current furnishings or hire a set up for the home staging purpose and get it ready to show to potential buyers.

   I may suggest more extensive work than just rearranging the furniture to make the house more attractive to the buyers. I often recommend painting or adding blinds or other window treatments to rooms saturated with too much natural light. For  such services i can recommend and liaise with local providers.

I often stick with the property until it’s sold, making regular visits to clean or refresh the decor. The exterior also falls under the home staging services, in many cases, which means regular yard maintenance and cleaning as well. I can be called on prior to an open house to make adjustments to the decor to accommodate larger groups of viewers.

Home staging statistics at the UK’s largest property portal RIGHT MOVE, reveal that home staged property secures more viewings and offers, commands a higher asking price and on average sell for 8% more than non-staged homes. On a property worth £300,000, that’s a whopping extra £24,000 profit. Well worth the average Home Staging cost at 1-2% of the property price.

68% of homes staged see a 9-12% increase in value

Over 85% of the 4,200 staged homes worldwide surveyed by HSR International saw at least 6-25% more from the sale of their professionally staged home than the home in the same market that was not professionally staged. The largest percentage of results, 68% of the homes actually came in at 9-12% increase.

 

What does Home Staging cost?

The average charge for a Home Staging services is usually 1- 2% of the property value. So on a property valued at £300,000 the cost of staging would be £4,500. That’s below the amount of the average price reduction many buyers will suggest on an un-staged property. Lifestyle appeal and a property that looks ready to move into will help motivate a buyer to offer the best price as they can see that it will receive lots of interest.
